Abhishek Trehan’s Trehan IRIS: Building Landmarks For Generations To Come

Abhishek Trehan, the Executive Director of Trehan IRIS, has been recognized in the distinguished list of “BW Retail World 40 under 40” by BW Businessworld.

Trehan obtained his MBA from HEC, Paris, after completing his undergraduate studies at Thapar University. He joined the family business in 2005 and was instrumental in the development of IRIS Tech Park, IRIS Villas, and IRIS Cyber Tower in the following years. He subsequently assumed responsibility for various projects in Gurgaon and Bangalore, including farmlands, villas/farmhouses, IT Parks, shopping malls, plots in Saket (Delhi), and land in Jaipur, overseeing planning, architecture, business development, land acquisition, and financial management.

The loss of his father and mentor, J.K. Trehan, in 2013 was a profound and transformative experience for Mr. Trehan, who took over the reins of the business and overcome significant challenges. The Real Estate Sector has experienced difficult times in recent years, including RERA, GST, Demonetization, and the pandemic. Despite these challenges, Trehan IRIS was able to successfully complete a residential project in Bangalore and fully lease out IRIS Tech Park and IRIS Broadway mall during the pandemic.

Trehan played a pivotal role in the planning and approvals for Trehan IRIS’s first footprint in Noida, a 1 million square foot hybrid mall in Greater Noida West. He believes that he embodies his father’s values, discipline, and determination, while his international exposure and individual personality drive him to make his mark. He takes pride in conceiving, planning, and bringing to fruition projects that are recognized as landmarks for generations to come.

Trehan IRIS is a debt-free company, which allows it to focus on quality and fulfilling its commitments. The company has invested in digital processes, an in-house architecture team, a land acquisition department, a CFO, and a CTO. These measures help mitigate risks related to delays, quality, and cost overruns while providing real-time data for quick decision-making.

To navigate the bureaucratic challenges in India, Trehan IRIS established a dedicated liaison department, which has reduced risks for their projects. Collaborating with foreign talent has also enriched the company’s project design and expertise. The maintenance arm of the company is now digital, with defined KRA’s for each employee and asset, ensuring all leased buildings run smoothly and provide optimal experiences for clients and visitors while adhering to defined budgets.

Trehan IRIS generates strong rental revenues of 25 crore per year, working on schedules and budgets for all projects, and has grown from a 37-person organisation in 2017 to a team of 100 people, consistently generating over 50 crore revenue for three years.

Trehan’s long-term vision for Iris Broadway is to establish it as a standalone entity of the company, focusing on retail projects across India. The company plans to undertake several DMS model projects under this brand, utilising its expertise in design and leasing in emerging Tier 2 markets, which are expected to have significant potential for the retail sector in the coming years. The company conducts thorough market assessments and due diligence before venturing into any new geography to offer the best value to its brand partners, patrons, and customers.
